Moving to Nanaimo from Alberta

Calgary and Edmonton buyers have been my fastest-growing client group for three years running. Here's everything you need to know before making the jump.

The weather is the biggest adjustment — in both directions.

You'll love the mild winters. Genuinely. -30° in Calgary becomes +5° in Nanaimo. No block heaters, no winter tires legally required (though I recommend them for mainland trips), and the dogs still go to the park.

You'll miss the sun. BC's coast trades blue skies for grey ones from November to February. The light is softer, wetter. Most Albertans tell me year one feels long; by year two, the grey becomes familiar.

Taxes: it's a wash, not a win.

Alberta has no provincial sales tax. BC has 7% PST on most goods. On the other hand, BC's income tax rates at middle brackets are close to Alberta's, ICBC auto insurance is typically cheaper (especially for young drivers), and the property tax rate in Nanaimo is lower than most Alberta cities.

Net effect for most families: roughly neutral. Budget for a 5–10% lifestyle-cost increase driven by housing, not tax.

The housing market behaves differently.

Alberta homes are plentiful and move quickly when priced right. Nanaimo's inventory is tighter — good listings in desirable neighbourhoods get multiple offers. You can't always wait. Pre-approval + a local REALTOR® who can view same-day becomes important in a way it rarely is in Calgary.

ICBC, driver's licences, and health care.

Driver's licence: transfer to BC within 90 days of moving. Auto insurance: mandatory through ICBC. MSP (BC health): free, but you have a 3-month waiting period from establishing residence — keep Alberta coverage through the gap.

Cultural shift: you'll notice the pace.

Alberta runs fast. Nanaimo runs slower. Service takes longer. Contractors quote further out. The upside: you'll actually have weekends. It takes most Albertans about six months to stop being annoyed by the slower pace and start enjoying it.

Common concerns — and the honest answer

"Won't the property prices keep rising and I'll get priced out?"

Possibly — Nanaimo has consistently been one of BC's top-appreciating markets. But it's still the lowest-cost entry on the south-east Island. Every year you wait, the gap to Victoria closes a little more.

"What about the economy — isn't BC slower than Alberta?"

The economies are structurally different, not 'faster' or 'slower.' BC has government, tourism, tech, resources, and real estate. Alberta has oil and ag. Nanaimo specifically has been growing above the BC average for most of the past decade.
